You can see something that wasn't there last month. Your kid's been coughing for weeks and nobody can work out why. A home inspector flagged a smell in the crawl space. The trouble with mold is that looking at it only tells you it's there. It doesn't tell you what species it is, how much is in the air, or whether it's the kind that actually makes people ill. That's what sampling is for, and we can usually have cassettes and swabs in your house within a day or two.
Most people call once guessing has stopped being good enough. A doctor wants to know exactly what the family is reacting to before prescribing anything. A home sale is stuck because the buyer wants proof of what's in the attic. Another company did remediation six months ago and you're not sure they got all of it. Or you're a landlord going back and forth with a tenant who says the unit is making them sick, and you need a report that isn't just your word against theirs.
None of these get better if you wait. Mold keeps growing. Deals die. Kids get sicker. The argument with the tenant gets nastier.
Underneath almost every one of these calls, somewhere, there's water. A slow pipe leak. Ice dams that backed meltwater under the shingles last February. Condensation behind drywall in a house built tight enough to hold moisture in. A bath fan dumping straight into the attic instead of out through the roof — which, in a Mapleton winter, means that moisture hits cold sheathing and stays there. Basements and crawl spaces below grade catch runoff every spring when the snowpack up on the bench starts letting go.
We use two methods, depending on what you actually need to know.
Air sampling pulls a measured volume of air through a cassette, and that cassette goes to an accredited outside lab for spore counts and species ID. We always take an outdoor control sample on the same visit, because the only way to know your indoor numbers are abnormal is to compare them against what's drifting around outside your front door that day.
Surface sampling uses swabs, tape lifts, or small bulk pieces from anywhere you can see growth or suspect it. That's how we confirm or rule out species like Stachybotrys.
Everything is bagged and logged under chain-of-custody. Lab results are usually back in three to five business days, and you get the full report, not a filtered version of it.
Cost depends on how many samples we take, which depends on how much of the property you want assessed. One bedroom with one air sample and one outdoor control is the cheap end. A whole house — attic, crawl space, basement — is the higher end.
Lab fees are included and shown on the quote as a separate line, so you can see what's going to the lab and what's going to us. You get a written quote before anyone collects anything, and the number on the quote is the number on the invoice.
We send samples to an independent accredited lab. Not one we own. Not one we have a referral deal with. When the company collecting, interpreting, and selling the remediation is all the same company, there's nothing to check their answer against. You get the raw lab report, same as we get.
